Every
room occupied for sleeping purposes by one occupant
shall contain at least 70 square feet of floor area,
and every room occupied for sleeping purposes by more
than one person shall contain at least 50 square feet
of floor area for each occupant.
Zoning Ordinances are to
be followed - in residential neighborhoods, it is not permitted
to lease to more than two unrelated persons.
Rent is not to exceed 1/3
of average verifiable gross monthly income (preferably
1/4 of income to rent.).
Weak Credit
Defined as:
Any applicant with a bankruptcy which has been
discharged no fewer than 18 months ago.
No collections or judgments within the last 18
months.
No more than one-fourth of the reported credit
as past due.
Applicants with weak credit
will be accepted if they are able to pay additional deposit
equal to at least one full month's rent. This provision
will apply only if the applicant's currently monthly
take-home pay is at least five (5) times the monthly
rent.
"Bad" Credit is anything
worse than weak credit. Any applicant currently in bankruptcy
or hwo has filed for bankruptcy within the last 18 months
will be considered to have bad credit. Applicants with
bad credit will not be accepted unless there are acceptable
Lease Guarantors.
Pets are permitted in rental
premises only when the owner has allowed for them. Dogs
and cats are allowed in single family residences ONLY.
Any and all pets must be covered by a pet agreement, and
are subject to the following conditions.
a) DOGS
Must weigh less than 30
pounds, each.
No more than two (2).
Dogs must be of the same
sex or owner must present a letter from his/her vet stating
that the dogs have been spayed or neutered.
